ROOF OVER ROOF STUDY: Why do a roof-over-roof?


In the case at “Ande Line” in West Palm Beach, FL - The old screw down roof made it well past its service life, so the owner was looking for a new standing seam roof and wanted to add insulation, all while occupying the building, hence the high-profile metal over metal.

 

The purpose behind this Roof over Roof at Ande Line is that it’s an occupied building with an office on a partial mezzanine, so it was already a candidate for metal-over-metal.

 

Switching to standing seam from screw down means leaving the existing roof and provides an economical diaphragm for the new roof (without needing to work from below). Their insulation needs necessitated the high-profile rails, so they can have a full 6” R-19 insulation, and a vapor barrier between the roofs.
